Almost nobody pays that average, because a roof repair is not one job. That same guide's own range runs from £150 to £3,000 and above, so two words cover jobs many times apart in price.
What does each type of roof repair cost?
These are MyJobQuote's published figures, not ours. On tiles and ridges it puts replacing five to ten broken roof tiles at £150 to £350, and ridge tile repair or repointing at £200 to £550.
On leaks and flashings it puts a minor roof leak repair at £150 to £400, a major one at £400 to £1,200 and above, lead flashing repair or replacement at £250 to £700, chimney flashing repair at £300 to £800 and a roof valley repair at £300 to £900. It puts repairing a sagging roof section at £1,000 to £3,000 and above.
Why do Which? and MyJobQuote give different prices for the same tiles?
Which? gathered its figures from a survey of 11 traders on the Which? Trusted Traders scheme in November 2025, and puts replacing standard tiles, one to six of them, at £75 to £400, and a single ridge tile at £80 to £300. Which? states its prices include labour and materials and exclude VAT.
MyJobQuote counts from five tiles, not one, and prices repointing a whole ridge line rather than swapping one tile, so the two are not the same jobs. Do not average them. Our guide to replacing broken or slipped roof tiles takes the tile figures on their own.
Does scaffolding cost extra on a roof repair?
Usually, yes. MyJobQuote puts scaffolding at £600 to £1,000 per week for a standard domestic property and says it is often quoted separately from the repair, and puts a roofer's hourly rate at £30 to £45 per hour in 2026. On a small repair the hours are not the problem: getting safely to the fault is. Ask any quote whether access is inside the number or on top of it.
Why is a roof repair quote higher in the South East?
MyJobQuote publishes a regional split for minor repairs, £150 to £400 as a UK average against £200 to £550 for London and the South East. Which? says prices are likely to be at the upper end of the scale if you live in London or the South East. Both price by region, not by town, and neither publishes a Surrey or Sussex figure, so a quote above the national band is not on its own evidence of overcharging.
Is it cheaper to repair a roof or replace it?
Which? says repairing a roof is almost always much more cost effective than getting a new one, depending on the extent of the damage, and points to a new roof where a home has structural damage or extensive water leaks.
