How much does it cost to replace roof tiles in the UK?
That Which? range covers one to six tiles, so it is a spread, not a price.
By covering, MyJobQuote gives five tiles in clay at £170 to £200, concrete at £200 to £230 and slate at £225 to £260. Its roof maintenance guide prices five to ten broken tiles at £150 to £350.
Do not add those together. Which? counts one to six tiles and says its figures exclude VAT. MyJobQuote counts five and states no VAT position, so ask any quote whether VAT is in the number.
Why is one slipped tile quoted at more than the tile is worth?
Because almost none of the money is the tile. MyJobQuote prices a clay tile at £0.80 to £2.50 to supply, a concrete tile at £1 to £3.50 and a slate at £3 to £5. Five tiles on a bungalow off a ladder is those few pounds plus the three hours MyJobQuote puts on the job.
The same five tiles high on a three storey house need a tower or scaffold first. MyJobQuote prices a tower at £65 to £120 a week and a full front elevation at £550 to £750 a week, so read the access line before the total.
What makes replacing roof tiles cost more?
How many tiles. MyJobQuote puts labour at £150 to £200 for five tiles, and £200 to £275 for ten to twenty over a day, which is a roofer's day rate: past a handful you are buying the day, not the tile.
Whether the tile can be matched. A current concrete tile is a phone call, a discontinued clay or handmade tile means salvage.
What is underneath. Broken tiles often sit above torn underlay, rotten battens or rusted nails.
Where you live. MyJobQuote puts minor repairs at £150 to £400 across the UK against £200 to £550 in London and the South East, and Which? says prices are likely to be at the upper end of the scale there. Is it cheaper to repair the roof or replace it?
A few tiles down is a repair, and repairing a sound roof beats replacing it. MyJobQuote puts the average UK roof repair at around £650, against Which?'s £7,000 to £21,000 excluding VAT for a new tiled roof on a three bedroom house.
It stops being worth doing when the same roof keeps dropping tiles. Ones and twos every winter usually mean the nails or battens have gone. Ask the roofer why that tile came off.

- Can I just replace the broken tiles myself?
- The tile is easy and the roof is not. Walking on a tiled roof breaks more tiles than it fixes, and a ladder against a gutter is how most falls start. If the tile is reachable from a fixed scaffold that is already up for other work, it is a different conversation. Otherwise, do not.
