How much does a new roof cost in the UK?

A new roof in the UK costs £5,250 on average on MyJobQuote's guide of 26 August 2026, and that figure excludes scaffolding. Which? puts a new tiled roof on a three bedroom house at £7,000 to £21,000, excluding VAT, from 11 traders surveyed in November 2025. The two measure different things, so do not split the difference.

Why do published new roof costs disagree?

Several UK price guides publish a new roof figure and they do not agree. This page quotes two, MyJobQuote and Which?, with their dates and their own caveats. Others publish different figures again.

MyJobQuote's new roof cost guide, last updated 26 August 2026, gives a UK average of £5,250 for supply and installation.

Which? gives £7,000 to £21,000 to replace the entire roof on an average three bedroom house, from 11 Which? Trusted Traders in November 2025, including labour and materials and excluding VAT.

They are not measuring the same thing. Which? prices one job on one kind of house from 11 traders, on an earlier survey date. MyJobQuote publishes a UK average. Those are not two ends of one range.

How much does a new roof cost by house type?

MyJobQuote's 26 August 2026 guide prices the whole job by house type and roof shape. These are its figures, not ours.

Terraced, standard gabled roof with no valleys: £2,750 to £3,250.

Semi detached, standard gabled roof with no valleys: £3,250 to £3,750.

Semi detached, standard hip roof: £4,250 to £4,750.

Semi detached, hip roof with two valleys: £5,750 to £6,250.

Detached, standard gabled roof with no valleys: £4,250 to £4,750.

Detached, standard hip roof: £5,250 to £5,750.

Bungalow, standard hip roof: £4,000 to £5,000.

Detached mansard roof: £10,000 to £18,000 and up.

Shape moves the number more than the label on the house does. Two valleys in the same semi detached hip roof add about £1,500 on MyJobQuote's own rows.

How much does roofing cost per square metre?

The same MyJobQuote guide prices the covering separately, per square metre.

Concrete tiles: £35 to £75 per square metre.

Clay tiles: £40 to £90 per square metre.

Slate: £95 to £275 per square metre.

Metal: £70 to £120 per square metre.

EPDM rubber, for a flat section: £80 to £100 per square metre.

Slate is why two houses in the same road get quotes that look nothing alike. MyJobQuote's top slate rate is nearly four times its top concrete tile rate.

Is scaffolding included in a new roof quote?

Usually not, and no published figure will tell you your number. MyJobQuote's own guides price scaffolding for a roof job anywhere from £450 to £6,250 on the same date, so a cheap looking quote may simply have left the scaffold out.

Its new roof guide, 26 August 2026, states its prices exclude scaffolding hire fees and puts a front only scaffold at £3,750 to £4,950 and a full wrap on a semi detached house at £5,350 to £6,250, both for a six week hire. Its scaffolding guide, same date, prices those two jobs at £450 to £800 and £750 to £1,300, and carries two averages of its own, around £1,000 for scaffolding hire on a semi detached home and a headline box of £4,500 for a typical six to eight week hire.

So ask for scaffolding as its own line, with the hire term on it, and ask whether a pavement licence is inside the price.

Does a new roof cost more in the South East?

MyJobQuote publishes a regional table against its semi detached standard gabled row of £3,250 to £3,750. Against that row it puts the South East 15 to 20 per cent higher, at £3,750 to £4,500, and London 25 to 30 per cent higher, at £4,000 to £4,900.

That uplift sits on one house type, not on the £5,250 average at the top of this page, so the two are not comparable. Which? says only that prices are likely to be at the upper end of the scale in London or the South East.

What else lands on a new roof bill?

The same MyJobQuote guide gives a typical installation timeframe of 3 to 5 days and roofing labour at £200 to £275 a day. It puts asbestos removal at around £2,750 and capping fascias and soffits at around £800, both outside the roof price.

Which? says repairing a roof is almost always much more cost effective than getting a new one, depending on the extent of the damage, though not where the repair is unlikely to solve the issue or last very long. The repair figures live on our roof repair cost guide.

Do the published averages include VAT?
Which? states its figures include labour and materials and exclude VAT. MyJobQuote states no VAT position at all against its price tables, so treat its figures as neither confirmed inclusive nor exclusive and ask any roofer to write the VAT position on the quote.
How much does a new roof cost in Reigate or Crawley?
No source we can cite publishes a figure for a single town. The nearest published band is MyJobQuote's South East uplift of 15 to 20 per cent on its semi detached standard gabled row. We cover Crawley, Brighton, Horsham, Reigate, Redhill and Dorking, and two roofs in the same street can be two different jobs.
Why does one quote come in thousands under another?
